Apolonio Morales 29, world leader with LEED Platinum EB:O+M v5 certification

The building, managed by ENERES together with Fernández Molina and in collaboration with Savills, marks an international achievement in energy efficiency and decarbonisation.

In August 2025, the Apolonio Morales 29 office building, Fernández Molina's headquarters in Madrid, became an international reference point for sustainability when it obtained LEED EB:O+M v5 Platinum certification, with 96 out of 110 points, the highest score recorded to date. This achievement places the building at the top of the global rankings in this version of the world's most recognised certification system.

The history of this building is an example of innovation and environmental commitment. Designed in 2007 by architects Luis de Pereda and Manuel Mallo (IEI) and refurbished in 2009, it was a pioneer in integrating a geothermal system linked to an underground mechanical car parking system and in activating the inertia of its structure for thermoactive air conditioning. That same year, it received the Award for Best Geothermal Installation in the Industrial and Services Sector from the Community of Madrid.

Since then, the building has maintained exemplary performance thanks to ENERES's continuous management and energy monitoring, which covers energy and water efficiency, waste management, electric mobility and a commitment to constant innovation. This comprehensive management has enabled it to consolidate its position as a living model of sustainable excellence.

The LEED v5 certification, promoted by Fernández Molina Obras y Servicios S.A. and achieved thanks to the strategic collaboration between ENERES and Savills, marks a milestone in the industry, as it is the first version to address all significant sources of carbon emissions and aligns with the European Taxonomy and global decarbonisation targets.

With this recognition, Apolonio Morales 29 not only leads the way in Spain and Europe, but also inspires the global real estate industry by demonstrating that it is possible to combine high performance, reduced emissions and occupant well-being.

In September 2025, the building will reopen its doors to the public during the Open House Madrid festival, offering guided tours that will allow visitors to see this benchmark in sustainable construction first-hand.
